BATH, UK. Firenergy Ltd, a consultancy based in Midsomer Norton, is providing fire risk assessments, Energy Performance Certificates (EPCs), and property floor plans to both residential and commercial clients across Bath and the wider South West, including landlords, homeowners, and business owners.

The firm brings together two areas of compliance that often apply to the same property but are usually handled separately: fire safety under the Regulatory Reform (Fire Safety) Order 2005, and energy performance requirements that apply whenever a property is sold, let, or marketed.

Compliance has come under increasing scrutiny in recent years, for commercial and residential property alike. The Fire Safety Act 2021 sharpened duties for responsible persons across both sectors, while EPC requirements are tightening on two fronts: the government's Warm Homes Plan confirms residential rental properties will need a minimum C rating by October 2030, and Minimum Energy Efficiency Standards already require commercial landlords to meet at least an E, with further tightening expected.

Jonathan West-Gaul, director of Firenergy and an assessor on the National Fire Risk Assessor Register (NFRAR), said using an external assessor gives businesses an independent, defensible record. “Legal responsibility for fire safety always sits with the responsible person, even when someone else carries out the assessment,” he said. “An external assessor gives you an independent record that the job was done properly, without the blind spots that come from being too close to a building day to day.”

He added that the combined service reflects a gap he and his EPC manager saw repeatedly in their previous careers, where landlords often need both a fire risk assessment and an EPC for the same property. “Between us we've spent over two decades in construction health and safety and energy assessment,” he said. “Bringing both services together means one point of contact and two compliance boxes ticked, instead of chasing separate contractors.”
